WRVP Landlord Incentives

The Wiregrass Regional Voucher Program (WRVP) of Dothan Housing (DH) has developed a Landlord Incentive Program in an effort to expand housing opportunities for Voucher Holders. The incentive program is aimed at:
- Attract, Recruit, & Retain Landlords in the Wiregrass Area
- Develop better relationships with Landlords and increase Landlord Satisfaction
- Streamline the Operations of the WRVP and remove the bureaucratic red tape
- Increase the number of units available for Voucher Holders to rent
- Increase the Lease-up success rates for vouchers issued
- Increase the overall voucher utilization rate for the WRVP
The Section 8 HCV Program Incentives for Landlords include the following:
1. Signing Bonus for New Units under a HAP Contract
All Landlords are eligible for a $300 Signing Bonus who sign a Housing Assistance Payment (HAP) contract for a New Unit that is leased up, allowing a Voucher Holder to move in.
2. Application Fee for a New Unit under a HAP Contract
Landlords are eligible for a New Application Fee up to $50 who sign a Housing Assistance Payment (HAP) contract for a Unit that is leased up, allowing a New Voucher Holder to move in.
3. Security Deposit for a New Unit under a HAP Contract
Landlords are eligible for a Security Deposit Payment up to the First Month’s Rent who sign a Housing Assistance Payment (HAP) contract for a Unit that is leased up, allowing a New Voucher Holder to move in.
4. Renters Insurance
Landlords can request Renters Insurance up to $10 a month or $120 a year when signing a Housing Assistance Payment (HAP) contract for a unit that is leased up, allowing a New Voucher Holder to move in. Renters Insurance is a one-time payment from the agency; the tenant will be responsible for keeping the policy in effect after the first year.
5. Damage Payments
Landlords who provide proper documentation and proof of damages that are leasing to another voucher holder on the WRVP are eligible for Damage Payments. Lessor of the cost of repairs OR 2 months contract rent (minus security deposit). MUST release to a voucher holder to qualify!
6. Vacancy Payments
Landlords who provide proper documentation that are leasing to another voucher holder on the WRVP are eligible for Vacancy Payments. Up to One month’s contract rent. MUST release to a voucher holder to qualify!
7. Access to the Assistance Connect Portal
Landlords have access to a 24/7 online portal; able to review payments/statements, receive real-time inspection updates, update owner information, send and retrieve documents and manage rentals.
8. Landlord Liaison
Dothan Housing is the only PHA in Alabama with a Landlord Liaison, the landlord liaison will provide personal and direct customer service to our valued landlord partners.
The above-mentioned Landlord Bonuses and Incentive Payments must meet the following criteria:
- The Landlord must bring on a new unit that is not already on the WRVP.
- The Landlord must sign a 12-month HAP contract to qualify for the Landlord Incentive Program.
*** Please note: Transfer of current Section 8 HCV Participants are not eligible for application or security deposit assistance. Incentives are based upon DHA funding availability and subject to change or stop at the agency’s discretion. ***
