Rental Rehab Program: In partnership with the City of Dothan, this loan program is available to eligible landlords to be used for repairs to address the health and safety issues in rental units.
Work must be completed within 30-days from approval of application.
Yes. To request an extension, the request must be submitted in writing, detailing the nature of the work that will need an extension.
No. Landlords can complete the documented repairs. Program staff is prepared to assist with providing information regarding contractors if requested by the landlord.
Yes. Verification must be submitted reflecting the total work amount. The landlord must also provide verification of financial backing to pay the difference.
Once all documents have been provided, the final approval will be requested by the program partners, City of Dothan, to approve for funding. (Estimated 7-10 business days)
Landlords seeking assistance within five years of receiving a prior housing rehabilitation loan are ineligible to receive additional services, UNLESS work requested is deemed an emergency by program staff, no approved applications are currently pending or on the waitlist, and the total of all assistance received prior would not exceed program maximum.
No. The home must be a part of the Affordable Housing Program for a length of five consecutive years. The tenant does not have to be the same for the duration of the five-year period.
The amount of the loan approval is based on the scope of work provided by the landlord. Eligible landlord can receive assistance up to the maximum amount of $15,000.
The purpose of the Rental Rehab Program is to assist landlords with a means to correct housing codes that prevent them from renting their unit. Loan funds will not be approved for use toward cosmetic improvements to the property.
If it is determined by program staff that relocation of the tenant is necessary, the program will provide relocation assistance to the tenant who requires temporary relocation.
After an inspection of the unit has been scheduled and passes, the tenant can move in.
This loan program is in the form of a Deferred Payment Loan at 0% interest. The loan becomes due and payable upon sale, refinance with cash out, or transfer of the property title.
Yes. Current and future tenants are required to participate in and complete the Ready Rent classes provided by Dothan Housing. Future tenants must previously be listed on the Wiregrass Regional Voucher Program (WRVP) waitlist.
Yes. Property owner must participate in the Housing Landlord Incentive Program, attend the Landlord Orientation, and complete the Wiregrass Regional Voucher Program, (WRVP) Property Registration Packet, with required documentation submitted.
Funds will be available via check.
At the expiration of the MOU, landlords will receive a letter of loan terms completion.
